![]() Trident Property LettingProperty Management Our letting charges are based upon a fixed charge depending upon the rentable value of your property. This is in contrast to some letting agents whose fees are based on the rent charged which tends to be more expensive for Property Owners. Trident Properties Services provides owners of residential properties with the following services: Appraisal of PropertyA member of our experienced team will visit you at your property and will advise on a realistic rental figure. There is no charge for this visit. We will provide you with advice as to any further works that may be appropriate to secure the best possible rent and tenants for your property. If possible we will photograph your property for advertising purposes.Advertising / MarketingNot only will we erect signage with your permission, but our marketing efforts will also include a featured page on multiple websites including www.tridentpropertyservices.ie, www.daft.ie, www.myhome2let.ie, www.let.ie, www.rent.ie. We insist on taking professional photographs of dressed rooms to ensure your property looks its best. We also occasionally suggest placing ads in the local and national newspapers. We provide online advertising which attracts prospects in all major search engines.Assisted ViewingsOur aim is to provide prospective tenants with a flexible accommodating approach which suits them and not us. We will show your property during the day and any evening. We will also show your property at weekends, all for no extra charge.Tenant Screening & AppraisalWe consider tenant selection one of the key ingredients in successful residential property lettings and management. We are confident that our method will find the suitable tenants you want. Our letting agents recommend only qualified applicants and are encouraged to sign the right applicant, not the first applicant! We require detailed written references and identification documents. No applicant will be recommended to you as approved until all questions are answered to our satisfaction. We have certain criteria we go by to approve or disapprove every applicant so that discrimination is not a factor.Legal & Document preparationWhen you are satisfied with our recommendation of tenants we will arrange for the preparation of all the necessary regulatory documentation including drafting of the lease agreements, inventory of property, PRTB registration forms, standing order mandates and a schedule of condition of the property.We will arrange for the execution of the tenancy agreement, payment of the first months rent and an appropriate security deposit. We will ensure your tenant signs the appropriate standing order mandate and is made aware of their responsibility to fill in, copy and send to you the completed schedule of condition of your property. At that stage once funds have been lodged to our client account we will make the appropriate transfer of client funds to your nominated bank account. Handover of PropertyOn the start date of the lease, we will meet the tenants at the property to move them in and check they are happy with everything.Transfer of UtilitiesWe will if appropriate arrange for readings to be taken for the electricity and gas utility accounts. We will ensure to notify these utility companies requesting that the relevant accounts are transferred into your new tenant’s names.For data protection reasons we are unable to contact or transfer phone or cable or broadband /data utility providers. Your tenant is responsible for transferring these accounts into his name. You as landlord are responsible for ceasing any accounts from these type of utilities which are in either your name or your previous tenants name. Transfer of funds and documents to client
